VACANT STAGING 

In today's market, 95% of home buyers will search the Internet on their own before viewing any homes with their real estate agent, so it's vital to have beautiful photos showing tastefully furnished rooms to entice the buyers.... cold, empty, lifeless rooms rarely do that.   Some of the most gorgeous properties sit on the market for months if they're vacant (or are lived in but just don't show well) because the vast majority of buyers have difficulty envisioning themselves living there.  Empty rooms appear smaller so they need visual reference to determine where their furniture and belongings will fit, what the rooms could be used for, etc.   

 

A small staging investment (~ 0.5% - 3% of the list price, or less) will inevitably be much less money than your first price reduction when your property isn't selling, not to mention your monthly carrying costs such as mortgage payments, property taxes, utilities, association fees, gardener, etc. 

THE PROCESS

ASSESSMENT  Leanne will personally view the property in order to photograph and space plan the more important rooms and then send a proposal to strategically stage the property.  The first month estimate is all inclusive of design plan, time to shop and source rental furniture, round-trip furniture delivery, all day staging (may include an assistant), and de-staging.

DESIGN  Once the proposal is accepted, Leanne will create a design plan appropriate for the property's style, buyer demographic, and price point.  She'll then source out the rental furniture, confirm the mover's price and availability, and then send a contract annotating the final cost.  She'll pull and pack up the additional art and decor to enhance and showcase the property to its best potential.

STAGING  Leanne will meet the movers at the property and direct / supervise the furniture placement.  She'll then spend the rest of the day beautifully and strategically staging it so that the homeowner, and more importantly, the buyers are WOWED.

 

DE-STAGING  Once an offer has been accepted (YAY!) and the contingencies have been removed, Leanne will ensure a smooth pick-up and load-out of the furnishings prior to closing.
